Water damage classes 1–4: how much of the house is wet

Category asks what’s in the water. Class asks how much of the structure it soaked, and that answer sets the equipment count, the drying timeline, and the bill.

The four classes, side by side

Class 1 · Smallest

Part of one room, little or no wet carpet. A few air movers and a fast, monitored dry.

Class 2 · One room

A full room: carpet and pad soaked, walls wicked under about two feet. The most common class.

Class 3 · From above

Overhead loss: ceilings, insulation, walls, and floors wet at once. The most water a structure can hold.

Class 4 · Bound water

Hardwood, plaster, masonry, concrete. Deep-held moisture that releases slowly and needs specialty drying.

Class measures evaporation load: how much water the structure absorbed and how hard it will fight to keep it. It answers a different question than category, which grades contamination. Every job gets both labels, and both drive your scope: category sets the safety rules, class sets the equipment math.

Class 1

The corner of a room

How to spot it

The wet footprint is a strip or corner: some floor, the bottom of one wall, minimal carpet. Mostly low-porosity materials.

How the job is handled

Spot extraction, targeted air movement, and a short monitored dry. Demolition is rarely needed at all.

Equipment on-site

A handful of air movers, one LGR dehumidifier, moisture meters to verify dry standard before the equipment leaves.

Considerations

Lowest risk, but water travels: check under baseboards and inside wall bottoms. Small jobs sometimes land under your deductible, and we tell you plainly when paying cash beats filing.

Class 2

The whole room

How to spot it

An entire room is affected: carpet and pad soaked, drywall wicked up to about 24 inches, readings elevated across the space.

How the job is handled

Full extraction, pad pulled where saturated, perimeter and cavity airflow, then daily readings until every material verifies dry.

Equipment on-site

Air movers placed to the room’s geometry, LGR dehumidifiers sized to the cubic footage, thermal imaging plus meters for the daily log.

Considerations

The 48-hour mold clock is the main enemy; contents need blocking or moving. Expect several monitored drying days, not one loud afternoon.

Class 3

Water from overhead

How to spot it

The loss came from above, an upstairs failure or roof entry, so ceilings, insulation, walls, and floors are wet together.

How the job is handled

Controlled removal of what cannot dry (soaked insulation, sagging ceiling drywall), zoned structural drying, and often a contents pack-out.

Equipment on-site

High-capacity dehumidification, large air-mover counts, cavity-drying systems, and containment to manage humidity zone by zone.

Considerations

Treat sagging ceilings as a collapse hazard and assume wet ceilings mean wet wiring. Displacement is possible; this is where ALE coverage earns its keep.

Class 4

Bound water, specialty drying

How to spot it

The dense materials are wet: cupping hardwood, plaster, brick, slab, crawl-space framing. Surfaces can read dry while deep probes disagree.

How the job is handled

Specialty systems on a longer, daily-verified timeline: floor-mat drying, cavity injection, applied heat, sometimes desiccant dehumidification.

Equipment on-site

Rescue-mat floor systems, desiccant dehumidifiers, heat-drying rigs, and deep-probe meters that read where the water actually is.

Considerations

The twin temptations are demolishing what could be saved and quitting while the slab is still wet. Patience plus documented deep readings protects both the floor and the claim.

Can the class change mid-job?
