Draper’s hillside neighborhoods take municipal water at serious pressure, the elevation drop demands it, and every home depends on a pressure-reducing valve to step it down. PRVs fail quietly with age: fixtures start hammering, then a supply line or water-heater relief valve lets go under pressure it was never rated for. If your home is on the bench and the PRV has never been replaced, a $30 gauge on a hose bib tells you in five minutes whether you’re living at 80+ psi. Above that, it’s not if a line fails, it’s which one.
Draper climbs from the valley floor to the Traverse Ridge, and the risk profile climbs with it: groundwater and canal history below, wind, fire, and freeze exposure above.
SunCrest and the Traverse Mountain flank sit in true wildland-urban interface: gambel oak, high wind, and long response distances. Ember intrusion and smoke damage are the realistic scenarios, and both are insurable losses we document.
SunCrest runs colder and windier than the valley by design. Wind-chilled rim joists and garage lines freeze first, and power blips that stop furnaces get found by the pipes.
The east bench above 1300 East sheds spring groundwater downhill; steep lots send roof and surface water at the neighbor below. Foundation seeps show up rooms away from the entry point.
Draper built quickly for two decades. We regularly find poly supply connections, unsealed window wells, and grading that settled toward the foundation, small defects that become water losses in year eight.
Draper jobs split into two kinds of house: the established neighborhoods off 12300 South and Fort Street, and the newer builds stacked up SunCrest and Traverse Ridge. The older grid carries end-of-life water heaters and galvanized remnants; the ridge carries wind-driven freeze risk and long, exposed supply runs to detached spaces. Both funnel into the same result, water above finished basements, and our crews carry both the extraction gear and the cavity-drying systems to save those finishes.
Elevation is the variable people underestimate. A SunCrest cold snap runs several degrees below the valley floor, and wind strips heat from rim joists that would survive in Sandy. If you’re on the ridge, heat tape on exposed runs and a smart thermostat alert are cheap insurance; if you’re below on the bench, watch the window wells in April. Either way we’re about twenty-five minutes out from West Jordan, day or night.
