Keep your phone nearby. If water is still spreading, shut off the main valve now, it’s usually in the basement or crawl space, on the street-facing wall.
West on I-80 to the Jeremy exit, about fifteen minutes from Prospector, a couple more to the top of the hill. Long driveways and winter grades are part of the job here; our trucks carry what the climb requires.
Traveling owners: well systems fail silently, a smart water shutoff that texts you is the single best upgrade for a house that sits empty. How we work with remote owners →
Jeremy Ranch homes run on their own infrastructure: private wells, pressure tanks, septic systems, which means failure modes the city-water side of town never sees. A stuck well-pump pressure switch can push water past a fitting all night; a saturated hillside sends groundwater into daylight basements every spring; and a septic backup is a Category 3 event with no city main to blame. If your mechanical room has a pressure tank in it, glance at the gauge monthly and put a water alarm on that floor, the most common Jeremy loss starts within six feet of that tank.
Jeremy Ranch hangs its homes on steep, wooded lots along a canyon corridor, gravity, forest, and winter each take a turn setting the risk here.
Oak, maple, and conifer press close to homes on the upper streets. Defensible space is the difference-maker, and ember and smoke exposure are real in dry years.
Homes run long plumbing to detached garages and lower walkouts, and the canyon corridor holds cold. Exposed runs split first when inversions settle in.
Spring melt and summer cells run downhill fast. Walkout basements and downhill foundations catch what the grade delivers.
Many homes sit empty on ski weekdays or between seasons. Vacancy turns a burst fitting into a multi-day loss, monitoring is the antidote.
Jeremy Ranch jobs are gravity jobs: water starts high, on a roofline, an upper-floor laundry, a hillside above the lot, and finishes low, in the walkout level where the theater and guest rooms live. We stage for below-grade living space on every call and meter the downhill walls first, because that’s where the story usually ends. Winter access on the steep streets is part of the craft; our trucks run the canyon year-round.
The forest is the other neighbor. Upper-street lots back directly into fuels, and August smoke finds the corridor even from distant fires. Defensible space, screened vents, and a garden hose that reaches the property line are the checklist; smoke-residue remediation and documentation are ours when a season goes bad. From Prospector Ave we're about fifteen minutes out, inside the 90-minute promise in any weather that keeps I-80 open.
Corridor cold splits long runs to garages and walkouts.
Melt runs the steep lots; walkout levels catch the grade’s delivery.
Forest fuels cure against upper-street lots; smoke rides the canyon.
First freeze finds hose bibs and un-blown irrigation on big lots.
"Pressure tank fitting let go overnight. They extracted, dried the mechanical room and the office below it, and the file made the claim easy."
